NORWOOD

This project consists of a new 8,040 SF cafeteria building, covered walkways, and rehab of existing multipurpose/ gym building

beacon villa

This is a new construction mixed-use project with 54 units among five buildings, including one mixed-use building that features approximately 2,800 SF of ground floor commercial retail and office space. Other onsite amenities will include a community room, tot lot, a bicycle repair station, a fitness facility, on-site manager with manager’s office and an onsite laundry room.

Community College

This project consists of a 2 story, 33 unit / 100 bed facility located at the southwest portion of the LTCC campus, overlooking trout creek. The facility includes reception, community activity spaces, study areas, laundry, vending, and student storage locker areas, plus a resident director's office/apartment. Site work includes access walkways/drives, turf areas, outdoor seating, landscape berms, parking, and a covered utilities structure with trash enclosure. A ramp/walkway connects student housing with the adjacent culinary arts building. 

Dixon HS Ag Facility
Phase II

Interior and exterior improvements at existing storage building to include (2) toilet rooms, hand washing stations. Eyewash, custodial support space and electrical power distribution.

Interior improvements at existing barn to include a handwashing area, drinking fountain and water distribution for care of animals.

Barrett Terrace

This project included the rehab of 115 (Total 103,701 SF) affordable units originally built in 1973. The 5.8 Acre site offers multiple play areas, a community building, and a laundry facility. The scope per-apartment differed, but largely encompassed a complete overhaul of each units interior finishes, and a mechanical systems. Exterior work includes fixing plumbing throughout the site, replacing site amenities, repairing waterproofing systems, balconies, stairs, treads, and risers, and the replacement of much of the landscaping. All scope took place in phases to limit the amount of displacement to tenants.

The project consists of one new wood-framed four-story residential building located on a 5.6 acre site with surface parking. The building contains 190 apartment units, teen and social rooms, and two interior courtyard that contain a single-story community building and common use amenities. 

WYLD ALPINE

Wyld Alpine was a tenant improvement of an abandoned warehouse to include major mechanical, electrical, and plumbing upgrades to create a state-of-the-art kitchen and manufacturing facility for Wyld. This included all new finishes, structural improvements, roofing, and a new fire sprinkler/alarm system. These were two similar projects for Wyld, who quickly outgrew the first facility we built (Alder) and hired us for the second one (Alpine). 

MORGAN HILL REHABS

This project converted existing group homes and a day-care facility into affordable multifamily units. This consisted of a new solar system, play structure, landscape and site upgrades, structural improvements, new finishes, MEP upgrades, etc.

EMERSON ARMS APARTMENTS

The rehab of an existing affordable apartment community, focusing on upgraded siding, seismic improvements, waterproofing, site work, and landscaping.

CHABAD OF ROSEVILLE

This is a new construction, four-story mixed use project consisting of 65 units split between two buildings. This multi-family affordable housing project includes nearly 3,000 square foot of ground floor community serving retail with tuck under parking. Amenities include on-site property management, laundry rooms, private balconies, and a landscaped private internal courtyard for the residents.

MERCED STATION

This project is a 270-unit student housing village that includes (15) three-story residential buildings, a 14,500 SF, one-story clubhouse, a network of walking and biking trails, outdoor recreation space, and a community bus stop. There will also be approximately 6,600 SF commercial retail space located along Yosemite Avenue, with pedestrian linkages to the residential development.

The Villas in Rocklin

This project consists of three congregate senior housing buildings on approximately 5.5 acre.  It included a 80,168 SF Assisted Living Facility with a full kitchen (2 stories); 17,874 SF  Memory Care Facility (1 story); and 38,749 SF Congregate Care Villa Apartments with attached garages (2 stories). This project was wood frame construction with an exterior cement plaster finishing system and a combination of tile roofing and composition shingles.  Site improvements included completion of the existing sound wall around the property, 94 parking stalls, site paving, trash enclosures, lighting, drainage, landscaping, and site amenities such as a pool and bocce ball court.  This project will meet all California Green Building Standard Codes.

MERRILL GARDENS

Merrill gardens at Brentwood is a two-story, 129,450 GSF assisted living facility with 103 assisted living units (124 beds) and 18 memory care units (19 beds). The project includes exterior courtyard amenity spaces and 123 surface parking spaces.

winterS INDUSTRIAL

This project consists of a tilt-up concrete building of 417,214 SF, high cube warehouse/distribution on a 997,690 SF parcel. Site improvements include 330 stall parking lot of which 36 are truck trailer stalls, along with site paving, lighting, drainage, fencing and landscaping.

This project consisted of a tenant improvement of a 320,000 SF, printing facility, included facilitating over 200 pieces of printing and binding equipment, manufacturing warehouse climate control, 80,000 SF of racking, 40,000 SF of high-end office build out, with 9-month schedule and early occupancy in the manufacturing warehouse within 5 months. Exterior improvements included a large canopy, entrance facade, parking lot renovations, and landscaping.

24/7 wine

This project consisted of a 2-story, 403,106 SF temperature-controlled wine storage tenant improvement within an existing warehouse and included new office build-out, elevator, and site ADA compliance. 

FANEUIL

Tenant improvement for a call center/training facility, including modifications to the exterior door and window opening, new skylights in the roof, new rooftop HVAC units and distribution, plumbing modifications for toilet room upgrades and additions and (N) breakroom, electrical modifications for lighting and power, including a (N) backup generator and fire sprinkler modifications as required.

CCPOA

Tenant improvement in existing office space with new office rooms, break room, and conference room. Included new partitions, doors, acoustical ceiling grid, and finishes. Enlarged existing restrooms.

This project consisted of 320,000 SF museum archival storage with climate control zones, support offices, laboratory, wood/metal shop spaces, high piled storage, Fleet Services parking and staging area, on/off site improvements, traffic rated precast bridge over an active wetlands creek.  USGVC LEED NC – Silver Certified.
